I would like to purchase a property in Turkey, where do I start?
The essential first step is to find the right agency to assist you in finding your ideal home. Then to give you the best advice and help throughout the buying process. There are many estate agents operating now in Altinkum, some registered and licensed some not. It is in your best interests to use an agency that is licensed, and also to use a lawyer so that your rights are protected throughout the process. Aquasun Estates is fully licensed and we advise that you use the services of our appointed lawyers and a government certified legal translator in order to protect your interests. Aquasun Estates will keep you updated and advise you on the progress of your purchase until completion.
What is the difference between a licensed and non-licensed estate agency? And what are the implications for me when purchasing a property?
Both types of agency are perfectly legal. A licensed agency is one which pays tax to the government. These agencies are required to display their tax number certificate and they would generally work from an office or similar premises. A non-licensed agency would not have such a certificate on display and would tend to operate from non office locations such as bars, restaurants or hotels. Licensed agencies are certified by the Turkish Government and work on the basis of charging 3% commission. It is preferable to use a licensed agency in order for you to have the backing of the Turkish Government. Some licensed agencies, such as Aquasun Estates operate from an office but also have advertising in affiliated restaurants or bars.
Will it be a good investment to buy a property in Turkey?
Potentially, purchasing a property in Turkey is a great investment opportunity because prices are much cheaper than the prices in the other European countries such as Greece and Spain. 15 years ago a two bed roomed house could be bought in Spain for around £15.000- £20.000, now it would be around £70.000. We would expect this kind of increase to be reflected in Turkish property prices as time goes on.
What can I buy?
A) Freehold property of land may be purchased by most foreign nationals, from a Turkish national or another foreigner, provided the property is in the local district Belediye Tapu holds a full list of those countries that have reciprocal agreements regarding property purchase with Turkey. We can also show the exact locations of these municipality areas.
B) If property or land is outside the Belediye long leases can be arranged. Tapu uses a leasing facility designed by one of Turkey's largest banks, Yapi Kredi. The property is purchased in the banks name who then leases it to the purchaser. The lease can subsequently be transferred to a third party if he/she wishes without restriction.
How do I pay for it?
It is advised that funds for the purchase should be transferred into the country through a Turkish bank and specifically identified for that purpose, i.e. (transfer purpose for the purchase of Sun Villa Title Deed No. 9980). The foreign currency should be sufficient to cover both the purchase cost plus other costs incidental to the purchase. You should keep all receipts to prove the original purchase to enable easy repatriation. A recent decree aimed at aligning Turkey's currency laws with the EU states that importation of foreign currency is free, it cannot be subject to any legislation and it's origins cannot be questioned. Decree 32 August 1989 Article 4.0.
Are there extra costs?
Yes, with some purchases from developers all costs (excluding lawyer’s fees) are included, but with individual properties and some small developers only the purchase price is shown. This is always made clear on promotion material. The extra charges involved for a freehold or leasehold purchase payable by the purchaser amount to approximately 10% of the purchase price paid. As a customer how will Aquasun Estates protect my legal rights when buying property?
A lawyer will represent your interests throughout the entire purchase of your property. A contract is drawn up between the seller and the buyer, which is checked thoroughly by both parties before signing. A legal translator will be with you during the whole of the purchase process.
Which airport do I fly into and what are the flight arrangements to Altinkum?
Bodrum Airport is approximately 1hr and 30 minutes from Altinkum. Izmir Airport is approximately 1hr and fifty minutes from Altinkum. At the moment direct charter flights are available from May through to October. This is being extended gradually as demand becomes greater. Out of season you can fly schedule to Izmir.

How long can I stay in Turkey on my tourist visa?
The tourist visa purchased on entry to Turkey is valid for up to three months. If you wish to stay in Turkey for longer periods it is possible to apply for a residency visa, providing you can show evidence of your ability to support yourself during your stay. The application for a residency visa should be started from the UK by contacting the Turkish Consulate in London for the relevant forms and advice. Alternatively, the standard tourist visa can be renewed by taking a boat trip from Bodrum to the Greek Island of Kos, or from Kusadasi to Samos. This is a convenient way to extend your visa for three months. Aquasun Estates can arrange this trip for you
If I purchase a property in Turkey, will I have to come to Turkey often?
If you purchase through Aquasun Estates, we can manage the sale for you. Once the contract has been agreed and signed you would only need to come over to Turkey once.
What is the average cost of a property in Turkey? What constitutes quality?
The price of the property depends on many different factors such as location or the type of building. Currently prices start from around £16.000 up to £100.000+. As for the quality of the property, this is dependant on the individual builder and the property. There are government regulations that builders are obliged to build to and the progress of the building is regularly checked by government surveyors, much as in the UK. What are the best times to come over? What is the weather like in winter?
In the tourist areas of Turkey the season usually runs from May until October and this is the most popular time to take a holiday. It is possible to visit all year round however if you wish to do so. In the winter months the climate is much warmer than Europe but it may rain heavily and frequently.
Are there many British people purchasing properties in Turkey?
Yes there are many British people buying property in Turkey. After the amendment in the constitution regarding the selling of property to foreigners in February 2002, the number of British people buying property in Turkey has increased dramatically. The main reason for this is because the property prices in Turkey are substantially cheaper than that of the UK, moreover the climate, friendly people and the lovely culture are some of the many attractive reasons for buying now in Turkey.
Can we bring our pets to Turkey?
If you are planning to permanently reside in Turkey it is possible to bring your pets with you. There are extensive rules and regulations governing this and Aquasun Estates can provide you with all the information you will need. Please note: A Pet Passport is not recognised outside the EU and should you decide to take your pets back to the UK they will be subject to the current UK quarantine laws.
What Newspapers are available?
There are several English newspapers available in most local shops. The Director of Aquasun Estaes, also publishes a weekly local paper in English. It has informative legal matters and Turkish laws. Average cost £0.60.
Can I bring my car into Turkey?
The vehicle can be brought into Turkey for up to 6 Months. The owner should declare the date of departure at customs and the vehicle should be removed from the country at the date declared. If for any important reason the staying period has to be extended, it is necessary to contact the authority in advance of the leaving date.
